Our 8 step procedure for the design and build of your home extension or renovation
Following your initial phone or email contact with our office, a Designer from our Architecture and Design Team will reach out to you to discuss your home extension or renovation requirements. If it is decided during the initial consultation to proceed, then we will organise a suitable date for our draftsman to visit your property and conduct a site measure in order to create a Concept Design for your proposed extension or renovation.
After the existing conditions of your home have been drafted and the initial design developed, our drafting team will produce Concept Plans, which will subsequently be costed by our estimator. Our Designer will discuss and present the design to you.
After the initial design and costs have been agreed upon, you will be presented with the Preliminary Agreement to sign, and the Preliminary Payment is required to be paid at this point.
Your Preliminary Payment will cover the cost of the Soil Test, Structural Engineering, Working Drawings, Town Planning (if applicable), Interior Design (if applicable), and any other items detailed in the Preliminary Agreement.
Once the Working Drawings are complete, the Building Contract and Specifications Document will be presented to you to sign, and the Contract Deposit is required to be paid at this point.
Our team will apply for the Building Permit with your appointed Building Surveyor. We will also acquire Homeowner’s Warranty Insurance and organise the pre-commencement site visit with you to discuss the upcoming works.
Once the Building Permit is obtained, the building works will commence. Construction will be managed by our experienced Site Supervisor. Our team of tradesman work with precision – ensuring that even the finest of details are taken care of. Crucially during this phase, we implement very high safety standards.
When the project is complete, we will issue you with a Notice of Completion. We will also make sure that the Code of Compliance documents are also completed and submitted to the necessary authorities.
